Suburb Summary Statistics

You can obtain Suburb Summary Statistics for properties of a similar type in two ways:

  • via the AVM Detailed Estimate response (v2/prod/properties/{id}/estimates/detailed) - the statistics returned are for properties of the same type (house/unit) and number of bedrooms to the target property;

  • via the Suburb Summary Statistics response (v2/prod/localities/summary) - the statistics are returned for the suburb (suburb name + postcode) for similar properties of the type (house/unit + number of bedrooms) you specify in your request.  

Number of bedrooms - statistics are generated for the following combinations of property type and bedrooms.

Houses - 1 & 2, 3, 4, 5+

Units - 1, 2, 3+

The number of bedrooms in a request is max’d or min’d to return the correct statistic, so for example:

  • a request for 5 bedroom units returns the statistics for 3+ bedroom units; and

  • a request for 1 bedroom houses returns the statistics for 1 & 2 bedroom houses.

The following statistics are available:

Sales

Number of properties in that suburb of the same property type and with the same number of bedrooms sold in past 12 months.

Median price

Median sale price of all properties in that suburb of the same property type and with the same number of bedrooms which sold over the previous 12 months

Price range

Low - high range of sale prices of all properties in that suburb of the same property type and with the same number of bedrooms which sold over the previous 12 months.

Bottom and top 10% of sales removed to avoid displaying outliers.

Similar properties

Number of properties in the suburb of the same property type and with the same number of bedrooms.

Return

Average price change for properties in the suburb of the same property type over the past 12 months (from the suburb index).

Rental yield per month

Average rental yield %p.a. for properties in the suburb of the same property type which rented in the past 12 months.

Days on market

Average number of days on market for properties in the suburb of the same property type which sold in the past 3 months.

Discount on asking price

Average % difference between sale price and listing price for properties in the suburb of the same property type which sold in the past 3 months. A positive value (premium) means properties on average sold for more than their list price. A negative value (discount) means properties on average sold for less than their list price.
